Essex is the location for this lovely cottage style L-shaped granny annexe fondly named “EDEN” by our customers who were quite early adapters to the idea of building an annexe for Mum & Dad at the bottom of the garden.

This one has since been sold and has new owners since we built it. 

With a golf-course view and a good sized garden, this charming annexe has a wealth of admirers and continues to be one of our most popular ever granny annexe designs.

It ooozes character with it’s quirky style and was built under the Householder Planning Permission route.

EDEN is the first L-shaped annexe we designed to meet the needs of our customers looking for something "a little different" than a rectangular floor plan and thanks to their great sense of colours and styles, it's as charming on the inside as it is on the outside.

Here's The Floor Plan And Details Of What Was Included

  • L-shaped Annexe, clad with Western Cedar. The cedar has a clear preservative applied to prevent the Cedar turning grey in the sun (which is it's natural ageing process)
  • White PVCu double glazed windows & doors with a composite front door in porch.
  • Fully equipped Shaker kitchen with integrated fridge/freezer, ceramic hob, single oven, extractor fan.
  • Bath / Shower room with shower, shower wall to whole bathroom (choice of colours and styles to choose from)
  • Good sized master bedroom with built in wardrobe.
  • Front porch with composite front door.
  • Electrics throughout (including down lighters in the kitchen and bathroom)
  • Plumbing and second fix carpentry.
  • Vaulted ceiling to lounge area.
  • Painting and Decorating
  • Post system foundations 
  • Laminate floor throughout (choice of colours)
  • Pricing is custom depending on the final specification but expect to pay around £85,000 to £95,000 for a one bedroom annexe of this style, size & specification.

Every interior choice was selected by our customer who chose to add chrome electrical fittings and exposed timber cladding to the ceiling.

The choice of wall colour was Dulux Natural Hessian and it works beautifully with the oak laminate floors and upgraded oak veneer internal doors. All skirting and architrave was painted white to create a great neutral base to add their favourite furniture and soft furnishings.


A Log Burner Was Installed By Specialist Contractors

As our customer wanted a real cottage style look & feel to their new granny annexe, they wanted a log burner installed to complete the look of the open plan living area. As this was a Summer build, our customers never needed to try the log burner out until the Autumn when it quickly became overbearingly hot!

Annexes that are built like this are extremely well insulated and you'll find a little heat goes a long way.

If you want a focal point in your annexe, opt for an electric version that gives you the look of a log burner without the heat.


The Shaker Style Kitchen Was Packed With Storage & Integrated Appliances

This stunning ivory coloured kitchen is just off the open plan living room and provided as much extra storage as we could fit into the space.

It's picture perfect as an annexe because all the big items are neutral which adds to that feeling of light and space despite this being a one-bedroom granny annexe.

Working with customers who have an eye for interior design certainly helps us achieve a lovely finish and the contrasting black square edge worktop in the kitchen gives the whole kitchen a very classic, timeless look.

Creating a hallway in an annexe isn't always the best use of the space but creating a porch to the front door is a great way to create a defined entrance that doesn't mean using the french doors in the living area as your main way in and out of your annexe.

We also at the request of our customer installed a composite front door to create a front entrance to their annexe on the side that faces the main house.


 We Take Care Of Applying For Planning Permission And The Design & Build Of Your Annexe

It's a full Turn-Key Service

Local Planning Authorities vary from council to council as to what procedures, fees and applications are required but in general most are sympathetic to the use of Annexes for relatives young or old to live in.

You will not be able to sell the annexe independently of the main house but the value you will be adding to the property by adding an annexe should be considerable making it even more desirable should you wish to sell it in the future.

Most of our customers use equity from their existing homes in some way, either by re-mortgaging the main home or selling their property to finance their Granny Annexe.

Contemporary Log Living offer a complimentary Planning service for a small fee as part of our Granny Annexe service.

We will also deal directly with your Local Planning Authority and act on your behalf. This is usually more successful than dealing with the LPA yourself.

And as this is 2019 and we move with the times, we now have a wonderful new Project Management Service included for you to view every week of your annexe project from start to finish whenever you are.
