We’ll Apply For Permission To Build Your Custom Granny Annexe or Garden Lodge.

Contrary to popular belief ALL mobile homes that are going to be lived in need permission from your Local Planning Authority.

We prepare & submit your planning application, Certificate of Lawfulness or in some cases both as a dual application to your Local Planning Authority for you.

Planning & Certificate of Lawfulness applications for annexes need plans & scale drawings which we offer as part of the service.

We then appoint our planning expert to liaise with the relevant case officer assigned to your application throughout the process. They will address any concerns raised by your Local Planning Authority and ensure that the application has the very best chance of being approved.

Build Specification Review

Once planning permission of a Certificate of Lawfulness is successfully obtained, we’ll set up a build specification review.

As planning permission or a Certificate of Lawfulness can take anywhere from 8 to 12 weeks from start to finish, we book a build specification review meeting with you to make sure we have all the details correct before your annexe goes into production.

Once planning permission is successfully obtained we can start the build process by planning & preparing your ground works and service connections ready for the installation of your garden lodge or annexe.

Our Contemporary Log Living ground works team will make light work of most situations, there are always challenges to overcome on every site but we will always find a way.

We manufacture all our garden annexe timber-frame kits ourselves at our workshop in Shifnal so that we can ensure a smooth well planned installation. 

Our garden lodges are manufactured in Northamptonshire by the UK’s premier lodge manufacturer. All garden lodges are manufactured to BS3632 for quality assurance and comfortable year round living.

Installation times can be affected by various factors but in general follow these guidelines.

All our garden installations are carried out by our own time-served tradesmen and are carefully co-ordinated by our project management team.

In the UK we will always be up against unpredictable weather from time to time and of course events beyond our control. We will always keep you informed every step of the way and you will delighted with the end result.

Snagging & Hand Over of Keys

As we approach your completion date, we will ask you to prepare a list of anything you want us to address before we complete your annexe and hand you the keys to your new home.
