We are one of the very few annexe companies offering BOTH off-site residential lodge style annexes AND build on site custom annexes.
That gives you, the consumer the best of both worlds and the widest choice to choose from.
The beauty of custom on-site annexe builds is that we can overcome quite a few access restrictions when compared to the delivery and access requirements of an off-site lodge style annexe.
They also allow our customers who love to have input into the design of the annexe themselves, choosing everything from the kitchen and bathroom to the flooring and floor plan design.
The off-site lodge style annexes are built right here in the UK and come with the option to have them delivered, sited and fully furnished ready to move straight in.
It really can be that simple!
We call it the elegant solution because it’s so straight forward and you are guaranteed a designer look to your new lodge style annexe.
So what exactly do you get when you choose the fully furnished option?
We are so glad you asked, here’s a quick overview to whet your appetite.
1. A Stunning Fully Fitted And Equipped Kitchen
With each lodge offering a choice of styles, colours and finishes, you are going to find it hard not to find your dream kitchen at our lodge show ground and design centre. With show models to view, choosing the right lodge & favourite decor is as easy as visiting a kitchen showroom.
All our lodge models have their own high specifications at various price points so no matter what budget you have, we have the perfect kitchen to suit your style & budget. What is incredibly good value for money with our lodge-style annexes is the number of appliances that you get as standard.
High-quality appliances typically included are a hob, oven, microwave, dishwasher, fridge/ freezer and dual washer / dryer.
There are also some upgrade choices for larger annexes that include wine coolers & granite or quartz worktops.
With various kitchen splashback options, extractor hoods and lighting to coordinate your kitchen and make it look like it just graced the cover of Ideal Home Magazine 😉
And to finish the kitchen area off in a warm and cosy underfoot kind of way, we also have a choice of easy-care vinyl flooring that you will love too!

2. Fully Fitted Modern Bathrooms With Ceramic Tiles
Being able to manufacture a lodge style annexe in a factory setting means that the high level of finishes are assured.
What you see above is typical of what you will get with one of our off-site lodge style annexe bathrooms.
And you can even choose ceramic tiles as your preferred finish depending on the lodge model and style you choose.
The fully furnished options include vanity units, mirror cabinets and blinds in your bathroom.
Showers, shower over baths and adaptations are not a problem either and for a warm and cosy feel, a chrome radiator is included as standard.

3. Sofas And Chairs
Sofas and chairs!
Whether it’s a corner sofa (like in the Hampton) or a modern sofa (like in the Dovecote) they are included in the fully furnished option depending on your lodge choice.
I know, we couldn’t believe it either!
And before you start thinking about inferior quality, you’d be barking up the wrong tree. Nothing our manufacturer does is anything other than high quality.

4. Curtains, Blinds, Poles & Flooring
Most of our residential lodge style annexes have LOTS of windows!
And to help make the whole process as easy as possible, the fully furnished option includes, high quality curtain poles, curtains and blinds to every window.
While you are creating your new annexe, you can also choose carpet, vinyl or wooden flooring (upgrade cost may apply on wooden flooring) to complete the look.

5. Dining Tables & Chairs
Wondering what else can possibly be included in the the fully furnished option?
A choice of dining tables and chairs are included.
That’s breakfast sorted then!
And what else is included?
Oh yes, media storage units, side tables & a coffee table.

6. Beds, Wardrobes & Dressing Tables

7. Fireplaces
Nothing beats a fireplace as a focal point & all our fully furnished lodge style annexes come complete with one.
Again you can choose the style of fire & fireplace to suit your particular preference but who wouldn’t love the inglenook style fireplace in the Foresters? (pictured below)
Summary
- We offer a full turn-key service for either a build on site annexe or a build off-site lodge style annexe that includes applying for the relevant permission from your Local Planning Authority.
- Planning or a Certificate of Lawfulness takes approximately 8-10 weeks from the time your Local Planning Authority validates your application.
- Foundations typically take 2-3 weeks or less.
- Build off-site annexes typically take 4-5 months (2023 timescales) to manufacture then 14 days or less to deliver and erect on site.
- Siting and delivery includes your furniture and furnishings when you choose one of our lodge style residential mobile home annexes.
