Permission To Build
We will advise you on whether your particular annexe project, location, size and design are best suited to planning permission or a Certificate of Lawfulness.
You will have to obtain permission from your Local Planning Authority for either option. We undertake this for you and deal with it all on your behalf.

Build On Site Annexes
Once we have permission to build we’ll arrange a visit with you to design exactly how your annexe is going to look.
We’ll plan every detail with you from the colours of the walls & flooring to the kitchen and bathroom design, electrics and any special adaptations or requirements you need.

**Please be aware some compromises may need to be made to comply with structural calculations or your Local Planning Authority Policies that may only be applicable to you and your location.**
The largest you can build a mobile home that is still classed as a mobile home for VAT and planning purposes is 65′ feet long by 22′ feet wide, (19.8m x 6.7m) but these are rare as there will be others factors that will need to be complied with.
If someone is going to live in the annexe you will need either a Certificate of Lawfulness or Planning Permission.
Annexes of this type are NOT permitted development.
