Contemporary One Bedroom Annexe In Southport (Case Study)
Southport is the location for this incredibly well designed one bedroom annexe that can’t be called a Granny Annexe because it was the perfect first-time “buyer” home for a lovely young lady whose parents decided to play it smart when it came to an investment that would repay itself over time.
We were in for a treat with these customers because the whole design had been well thought out & planned in advance by our customer!
Cedar Lodge (that’s it’s name by the way) is one of our most popular one-bedroom annexe designs.
With a stylish galley kitchen and a fantastic layout, it’s a swish apartment in your back garden.
And before you start thinking one bedroom is small, check the overall size of this lodge and you’ll be delighted to find that every room is a great size and probably bigger than some new build 2 bedroom homes today.

How Big Is This Annexe?
With an overall length of 12 metres ( over 39 ft in imperial measurements) and a width of 4 metres ( over 13 ft) we were able to create a modern apartment like annexe in the back garden for our customers.
Apart from an initial delay with the Local Planning Authority validating our Planning Application on behalf of our customers, it sailed through without a hitch.
This was applied for under the normal Residential Planning Permission Application which you can read more about by clicking here.
The annexe replaced existing garages and a shed.
As you can see from the floor plans, this contemporary annexe is one-level living (like a bungalow) but with the look and feel of an apartment.
Let’s Take A Look Inside
One of the best styling features are the long full height windows which are all A rated double glazed UPVC windows.
In this annexe we installed Anthracite Grey on the outside with white on the inside to maximize light and make it easy to work with when it comes to the interior design.
The grey windows on the outside add to the contemporary look and feel of the annexe.
As you can see here the laminate flooring is a high quality hard wearing flooring that is fitted throughout the annexe.
A Galley Style Kitchen Made Best Use Of The Space
The kitchen is a classic style Magnet Trade kitchen in ivory with a glossy laminate square edge worktop which was the prefect back drop for the pastel blue appliances our customer added.
We offer one of the most flexible approaches to annexe interiors out there with a wide choice of cabinet styles, appliances & worktops included as standard.
The Bathroom Was Clean, Practical & Pretty!
The bathroom was fitted with a quadrant shower, vanity unit & modern W.C.
And we completed the look with tiling selected from our range.
At every step we make sure the customer is involved with every choice of finish to make sure we get as close as possible to their individual style preferences.
Exterior Cladding Was Western Cedar Treated With A Clear UV Protection Oil
Cedar cladding is still a very popular choice for annexes. Real wood not only looks good but it smells divine when it’s going up too!
Since building Cedar Lodge we’ve included a range of cement based cladding in a wide choice of colours to our custom Signature Annexes for customers who prefer a low maintenance finish.
Wood needs maintaining every 2-5 years to keep looking this good.
Our Customers Found Us Via Amanda Lamb’s My Flat Pack Home TV Show
Our customers “discovered” us when we appeared on Amanda Lamb’s My Flat Pack Home TV show a few years ago when we were involved with relocating the show home from the Ideal Home Show to Padstow in Cornwall.
They made full use of our free on-site consultation service and it’s safe to say we got on like a house on fire from day one.
We Take Care Of Applying For Planning Permission And The Design & Build Of Your Annexe
It’s a full Turn-Key Service
Local Planning Authorities vary from council to council as to what procedures, fees and applications are required but in general most are sympathetic to the use of Annexes for relatives young or old to live in.
You will not be able to sell the annexe independently of the main house but the value you will be adding to the property by adding an annexe should be considerable making it even more desirable should you wish to sell it in the future.
Most of our customers use equity from their existing homes in some way, either by re-mortgaging the main home or selling their property to finance their Granny Annexe.
Contemporary Log Living offer a complimentary Planning service for a small fee as part of our Granny Annexe service.
We will also deal directly with your Local Planning Authority and act on your behalf. This is usually more successful than dealing with the LPA yourself.
